IPD | Caltech, Pankow Builders, Gonzalez Goodale Architects (Multi-Partner Agreement)


Gonzalez Goodale Architects and Pankow Builders are currently in the design phase for a new student center with the California Institute of Technology (Caltech). This project is utilizing a pure form of Integrated Project Delivery (IPD), where the owner, architect, general contractor, and key engineers, fabricators, and certain subcontractors share in financial risk and rewards of the project. 

With the central motivation being what is best for the project, a willingness to invest in collaborative discovery exercises was fostered.  Through early, intense comparative analysis, it was found that selective elements of the existing building could not be meaningfully modernized without triggering seismic upgrades to the entire structure, thereby sacrificing construction dollars to unseen upgrades, leaving little budget for experiential quality. 

Vigorous IPD collaboration led to a creative solution resulting in a plan for a new facility that would better support the project program and institutional identity with little more investment than a renovation.  Without this project-centric IPD approach, this short but transformative detour may never have taken place.
